Lodging your building plans
When you have chosen your home design, you will need to submit your final plans to LWP for approval. This ensures every home at The Reserve meets the high standards and quality of the overall development. It protects your investment and adds capital growth.
There is no charge to obtain approval from LWP, and the process follows these stages:
Make sure your home designer is familiar with the elements of the Design Guidelines and that the design meets these requirements
Submit two A3 copies of site plans, floor plans, electrical plans, sections and elevations, a completed Sustainability Checklist (Annexure G) and a Schedule of External Materials (Annexure C) to LWP Property Group
LWP will check that you home design and siting complies with the Design Guidelines. You will receive comments and/or approval from LWP, generally within seven working days. Once you have approval from LWP, the next stage is to seek council approval from City Of Swan.
The LWP Design Approval process is as follows:
Ensure when designing your home you refer to the requirements outlined in the design guidelines, contract of sale, individual lot plan and detailed area plan (DAP) if applicable.
Upon completion of your design, submit in PDF format to LWP (email@example.com):
1. One A3 set of plans including site plan, floor plan/s and elevations including setbacks, levels, key dimensions, roof pitches and materials.
2. A completed Scheduled of External Materials (Annexure “C”).
LWP will issue a design approval where plans appropriately comply or provide comments where a design may not comply (Allow 7-10 working days).
Upon receipt of an approval from LWP, seek relevant approval from the City of Swan.
Moving into your new home
When it comes time to move into your new home, you will receive LWP’s unique eco-logical front garden design package; a practical way to create water-wise, sustainable gardens. You will be required to contact our team 6 weeks before you move in, to arrange your garden design consultation along with your fencing.

Bushfire Management Plan
The Bushfire Management Plan aims to achieve a reduction in the occurrence of uncontrolled bush fires and minimise potential impacts on life and property. This document quantifies the bush fire hazard and assessing the risk and documenting bush fire prevention requirements to provide ongoing protection to future residents.

Fencing and Landscaping
When it comes time to move into your new home, you will receive LWP’s unique eco-logical front garden design package; a practical way to create water-wise, sustainable gardens.
It is recommended you contact our landscape design team 6 weeks before you move in, to arrange your free garden design consultation along with your fencing on 9303 9920 or
Rebates are provided for landscaping installed by homeowners in compliance with LWP’s design requirements. Designs not prepared by our Landscape Design Consultants shall be sent to LWP for approval prior to commencing.
